How long does it take to get planning permission?
The planning process dictates a decision within 12 weeks, however this can only be achieved with pre-consultation and collation of all reports and documents

What are the financial risks?
If we buy the site the risks are ours. If we enter a Joint Venture, Acres carry the risk of abortive costs and only make a return on results.

I have applied for planning permission but have been refused. Can you help?
Yes. Bell Street, Henley, had a refusal at appeal, yet we purchased it and subsequently secured planning for housing as a result.

Are there any properties that you won't deal with?
Not really. We will buy contaminated land, petrol stations, pubs, also sites with a bad planning history.

Who can influence the Planning Process?
It is difficult to influence the planning system; however, armed with the knowledge of how the system works makes the process easier to achieve the right results.

Why do I have to consider Affordable Housing?
In most areas the Local Authority will require an element of Social Housing in larger schemes but this does still add value.

What happens if you don't manage to get Planning Permission?
Joint Ventures and Option Agreements fall away, leaving the Landowner free to retain the site.

Why can't I simply do it myself?
Of course you can. Acres understand the complexity of the system and how to solve problems, thus unlocking the value. A site where planning has been refused has reduced value so this downside must be avoided and the best chance of success pursued.
